Real Estate Cooper Cargill Chant has a long history of representing individuals, businesses and financial institutions working with real estate issues. Real estate can be involved in almost every practice area of the law, particularly in the north country, and thus lawyers experienced and cross-trained in real estate law are valuable both by understanding and recognizing the real estate issues involved in other practice areas, and, by the resultant savings to the client in time and money. Almost all of our attorneys are experienced in all aspects of real estate law, helping clients understand the risks associated with purchasing, selling and developing real estate property, and with using real estate to secure long-term obligations. On behalf of lenders and borrowers, our attorneys advise, assist and document: residential transactions, commercial transactions, secured loans, property development, title and zoning opinions. Attorneys are also agents for and authorized by Chicago Title Insurance Company and First American Title Insurance Company to issue title insurance policies to both owners and lenders. On behalf of buyers and sellers, we assist with the listing, negotiation and contracting of real estate transactions. We routinely handle closings and the recording of documents. Many of our clients are landlords, who own a variety of property, from single unit residential buildings to hundreds of residential units, to commercial property. Cooper Cargill Chant regularly counsels on such matters as leases and lease negotiations, landlord and tenant law, and handles evictions when necessary. The firm also assists with the many necessary documents involved in developing condominiums, representation of unit owners or condominium associations. Cooper Cargill Chant has the experience and knowledge to assist clients when a real estate transaction generates disputes between the parties involved, or when the clients’ use and enjoyment of real estate is at stake. Our attorneys have the experience to address issues relating to clearing title to real property, boundary line disputes, timber trespass, physical trespass, nuisance, and other areas relating to protecting the use and enjoyment of real estate. The firm's attorneys have represented individuals and businesses in: breach of contract, collection and recovery of collateral cases, contract and lease enforcement cases, landlord and tenant eviction proceedings and contractor disputes. |
